The Petrenko Group approach
How We Work with Buyers and Sellers
Vic and Amy Petrenko are luxury real estate advisors who represent buyers and sellers of waterfront estates across Lake Norman, Lake Wylie and Mountain Island Lake. For buyers, the work is advisory: strategic planning and waterfront due diligence that starts with the shoreline, the dock and the water depth. For sellers, it is white-glove: pricing strategy, preparation and marketing that reaches qualified buyers through the international reach of Sotheby's global network.
For buyers: an advisory approach
Buying waterfront is different from buying any other home. The house is half the asset; the water is the other half, and the water has rules. Vic and Amy start by listening, then plan together, then verify everything the listing photos cannot tell you.
Read the waterfront buyer's guideListen first, plan together
The first conversation is a working session, not a pitch. They start with how you live, your timeline, your budget and what you want the water to do for you, then build a search strategy around your answers.
Strategic planning with relocation insight
Vic and Amy completed 16 relocations with their own children, including three moves during their children's high school years, and their children went on to attend Princeton University, Harvard Business School, Purdue University and the UNC School of Medicine. They bring that lived experience to every family that is moving once.
Waterfront due diligence before you offer
Before an offer, they request the shoreline management permit history for the lot, full-pond and current depth readings at the dock, the dock construction or replacement date with any HOA or county approvals, the survey note showing the full-pond contour and buffer line, and the community covenants. Together these answer most of the questions that surface later in due diligence.
Shoreline, docks and inspections
Duke Energy owns the water on all three lakes, so every dock is a permitted build with rules: the 50-foot buffer, the full-pond line and the working depth at the dock all decide what a property can actually do. They read the permit history, check the depth at the dock face and coordinate the inspections that matter on water, from the dock structure to the shoreline and the septic system.
For sellers: white-glove marketing
Selling a waterfront home is not the same as selling a house. The buyer is buying the water as much as the home, and the marketing has to prove the water works: depth at the dock, permit history, buffer compliance and boat access. Vic and Amy bring the international reach of Sotheby's global network to that task.
Waterfront rules, answeredPricing strategy that starts with the water
Deep water at the dock, a permitted dock in good repair, dockable frontage and a clean buffer all carry real value, while a non-dockable lot is a different property priced accordingly. Pricing is built from Canopy MLS and Georgia MLS data and the specifics of your shoreline, not from listing adjectives.
Preparation and staging guidance
Waterfront homes sell best when the water story is legible. They guide prep and staging with an eye on what buyers on these lakes actually inspect: the dock and its permit, the shoreline and buffer, the septic system and the depth at the dock face. Amy's Certified Historical Preservation Specialist credential matters here, because historic waterfront character is an asset when it is documented and protected.
White-glove marketing with global reach
Listing with The Petrenko Group means the international reach of Premier Sotheby's International Realty: exceptional properties are connected with qualified buyers around the world, while local buyers come through Canopy MLS and Georgia MLS.
Navigating waterfront specifics
A waterfront closing has more moving parts than a standard one: Duke Energy shoreline permits, the 50-foot buffer, the full-pond line, HOA covenants and, on Lake Wylie, the North Carolina and South Carolina state line. Vic and Amy guide sellers through each one so nothing surfaces at the closing table.
