Sunrise over Tega Cay comes up across the main channel of Lake Wylie, and by 7 a.m. the first skis are already drawing lines through the cove. Living in Tega Cay means a peninsula of waterfront homes, a 27-hole golf club, a marina with a fuel dock, and a drive to Uptown Charlotte that most lake towns cannot match, plus a South Carolina tax picture worth understanding before you fall in love with a dock. We have walked every dock on this peninsula for years, and this guide is the honest version of what nobody tells you until after you move.

The Lake at a Glance: Lake Wylie

Tega Cay sits on Lake Wylie, the Catawba River's first impoundment, dammed in 1904 and owned and operated by Duke Energy. The lake spans roughly 13,400 acres with about 325 miles of shoreline, its full-pond line sits at 569.4 feet above sea level, and the deepest water, near 82 feet, holds in the old river channel by the dam. The state line runs through the lake, so Tega Cay answers to South Carolina while neighborhoods across the water answer to North Carolina.

Day to day, Lake Wylie is the calmer of the region's two big lakes. Main-channel boating gets lively on summer weekends, riverside restaurants fill their docks, and sandbars collect boats on hot Saturdays, but the coves quiet down by nine and midweek the water is mostly yours. The boating culture mixes fast family runabouts, ski shows at Windjammer Park and pontoon dinners timed to sunset, all under Duke's generation schedule, which is why the waterline you see in July is not always the waterline you get in a dry fall.

Neighborhoods & Communities to Know

Tega Cay is really several addresses under one city name, and the water access is what separates them. Here is the shortlist our advisors use first, with the water type noted honestly:

Windjammer

The signature waterfront enclave around Snapper Point: private docks, open-water views, and Windjammer Park's sandy beach and lake swimming open to residents with a permit. Custom and newer homes, most in the seven figures. Access: private deep-water docks with a resident marina nearby.

Sailboat Cove

Established cove living on the southern shore, where protected water and light boat traffic suit picketers, kayaks and first-time boat owners. Mature custom homes, generally $1 million and up. Access: private docks in a sheltered cove.

The Anchorage

A quiet deep-water enclave near the marina side of the peninsula, favored by owners who actually keep boats in the water year-round. Renovated cottages beside newer custom builds. Access: deep-water private docks.

Lake Ridge

The peninsula's newer inland community, a roughly 435-acre development with parks, trails and community water access. Transitional and new construction homes at a softer price point than the shoreline. Access: community lake access rather than a private dock on most lots.

River Hills

Just across the river in Clover, South Carolina: the gated golf and waterfront community with its own marina club at 54 Marina Road. Estate homes, a country-club ledger and gated security. Access: private docks plus River Hills Marina Club slips.

Charlotte Highway corridor, Lake Wylie town

The commercial and marina spine across the bridge on the North Carolina side, where Papa Doc's Shore Club and Pier 51 pull boats up to their docks on summer evenings. Waterfront cottages to newer homes, the market's entry point. Access: private docks, marinas and the public boat ramp.

Insider Tips for Living in Tega Cay

Here is what we tell buyers after the tour, when the cameras are off. Ten things that do not show up in the listing photos:

  1. 01 Verify the water before you fall for the view. Depth at the dock is the asset you are actually buying. Lake Wylie's full-pond line is 569.4 feet, and coves shoal gradually, so a standard boat lift needs about three feet of water and a heavy-duty lift closer to six or seven. Ask the seller for depth readings at 30, 40 and 60 feet off the shore, plus the survey note showing the full-pond contour.

  2. 02 Put Duke Energy's timeline on your calendar. Anything you build below the full-pond line sits on Duke Energy land and needs a Lake Use Permit, filed through the Lake Access Permit System with a $500 fee. Duke typically reviews applications in two to eight weeks, and since July 1, 2026 it no longer reviews private dock applications where no home is constructed on the lot. Get the lot's permit history in writing before you offer.

  3. 03 The state line is not just geography. York County issues the permits on the Tega Cay side, work must be done by a South Carolina licensed contractor, and dock construction runs through the SC DHEC general permit for navigable waters. Across the lake, Mecklenburg and Gaston counties add North Carolina's 50-foot riparian buffer and NCDEQ review. Same water, two rulebooks.

  4. 04 Test the commute like a resident. Off-peak, Tega Cay to Uptown Charlotte runs about 20 to 30 minutes over Gold Hill Road to I-77. Peak hour stretches to 30 to 45, and the Gold Hill interchange stacks up on weekday mornings. The airport is about 25 to 35 minutes via SC-49 or Gold Hill to I-485. Healthcare is close too: Piedmont Medical Center serves Rock Hill and Fort Mill, with Charlotte's major systems 25 to 40 minutes away. Drive the route twice before you commit, once at 8 a.m. on a Tuesday.

  5. 05 Read the summer rhythm before you buy. July weekends mean boat parades, ski shows at Windjammer Park and dockside crowds at Papa Doc's and Pier 51. Holiday Saturdays are the loudest, friendliest days of the year. From September through May the lake turns back into a quiet neighborhood, and that off-season calm is when many owners actually live there.

  6. 06 Schools shift, so verify the exact address. Tega Cay is served by the Fort Mill School District, with Tega Cay Elementary, Gold Hill Elementary and Gold Hill Middle, and high school zoning that runs mostly to Fort Mill High with some neighborhoods near Gold Hill Road assigned to Catawba Ridge. Elementary attendance lines were updated in November 2024, so confirm your specific address in the district's online school locator before you rely on a school zone in a listing.

  7. 07 Know the tax math before you sign. York County collects property tax for the city: roughly 86 mills at the resident rate with a 4 percent assessment ratio for owner-occupied homes, and South Carolina's Act 388 caps how much the assessed value of your primary home can rise between reassessments. There is no single community-wide HOA; the city owns the golf course, parks and marina, while individual enclaves carry their own covenants and fees.

  8. 08 Set up services like a local. Water and sewer come from the city-owned Tega Cay utility, so start that application before closing; electric comes from Duke Energy. Trash runs Monday and recycling every other Tuesday, and the beach and parks need a free resident parking permit from City Hall. Internet choices include Comporium and Google Fiber, which matters if you work from the dock.

  9. 09 Shop flood insurance with the numbers in hand. Waterfront homes quote differently on flood insurance depending on elevation, distance from the shoreline and the FEMA map for your exact lot. Ask for the elevation certificate and a current premium before you fixate on price per square foot. Flood coverage carries a waiting period, so line it up before closing, not the week after.

  10. 10 Build your local list before you need it. A dock builder, a marine mechanic, a lift technician and a lake-savvy insurance agent are the four numbers Tega Cay owners actually use. Keep the fuel dock and ship's store at Tega Cay Marina in your routine and you will meet half the peninsula in the first month. Groceries are easy: the peninsula's Walmart Supercenter on Stonecrest Boulevard covers daily runs, with Lidl and Publix a short drive into Rock Hill.

Moving Here? Your First 30 Days

New owners tell us the first month is logistics, not leisure. Work this list and the lake starts paying you back by Labor Day:

  • Start water and sewer with the city utility before closing; activation takes about two business days.
  • Transfer electric service to Duke Energy and get trash set for the Monday pickup.
  • Register your boat in South Carolina and switch the trailer and tow vehicle if you are arriving from out of state.
  • Have the dock inspected: pilings, decking, lift wiring and the permit history, ideally before the first full wake season.
  • Check your exact school assignment in the Fort Mill district's online school locator if children are enrolling.
  • Get the free resident parking permit from City Hall for Windjammer Park, the beach and Pitcairn Park.
  • Introduce yourself to your enclave's HOA or covenants board and confirm dock, paint and landscape rules.
  • Book a marine mechanic and a lift technician for a seasonal check, and keep a dock builder's number for future work.
  • Walk the docks at Tega Cay Marina, grab a table at Papa Doc's or Pier 51, and start learning the water by name.

Who Thrives Here

Tega Cay is not one buyer. Four kinds of people make it their address, and they all read this guide differently:

The executive on the south side

Working Uptown, Ballantyne, Fort Mill or the airport beltway puts you 20 to 45 minutes from the dock, depending on the clock. The commute is the shortest of the region's serious lake towns, and the marina gets you on the water the same evening your meetings end.

The empty nester trading square footage for water

You have maintained large lawns long enough. Here the trade is dock care instead of mowing, a 27-hole club you can walk to, and city-owned beach, pool and parks that handle themselves. Buyers in this season of life tell us the dock is the one room they never stop using.

The growing family buying the lake as a daily amenity

The pitch is not a weekend drive, it is a Tuesday swim: parks, the beach, ski shows and a school district with strong options inside Fort Mill schools. Kids here tend to learn to ski before they learn to parallel park.

The second-home owner and committed boater

Deep-water docks, a full-service marina, boat-parade summers and a city that maintains the launches keep the boat investment working year-round. When the U.S. of Cay July flotilla lines the channel, you will already be in it.

Frequently Asked Questions About Living in Tega Cay

The questions buyers actually type into a search box, answered directly:

How long is the commute from Tega Cay to Uptown Charlotte?

About 20 to 30 minutes off-peak and 30 to 45 at rush hour, roughly 19 miles over Gold Hill Road to I-77. The Gold Hill interchange is the morning chokepoint, so test it on a Tuesday at 8 a.m. The airport runs 25 to 35 minutes via SC-49 to I-485.

What schools serve Tega Cay?

The Fort Mill School District: Tega Cay Elementary, Gold Hill Elementary and Gold Hill Middle, with high school zoning mostly to Fort Mill High and some neighborhoods near Gold Hill Road to Catawba Ridge. Elementary attendance lines changed in November 2024. Confirm your exact address in the district's online school locator before you rely on a zone.

Can I build a dock at my Tega Cay waterfront home?

On most waterfront lots, yes. A Duke Energy Lake Use Permit is required for anything below the 569.4-foot full-pond line, filed through the Lake Access Permit System with a $500 fee and a two-to-eight-week review. York County, a South Carolina licensed contractor and the SC DHEC navigable-waters permit handle the rest. Verify the lot's permit history first.

Does Tega Cay have an HOA?

There is no single community-wide HOA: the city owns the golf club, parks, marina and beach, and your taxes support them. Individual enclaves like Windjammer and Sailboat Cove carry their own covenants and fees. Read the neighborhood documents before you offer, and confirm who maintains common dock structures.

How deep is the water around Tega Cay?

Property-specific, not lake-wide. Lake Wylie's full-pond elevation is 569.4 feet, the deepest water, near 82 feet, sits in the old river channel, and coves like Sailboat Cove shoal gradually. Ask for depth readings at 30, 40 and 60 feet off your lot before you assume a lift will float.

What is there to do in Tega Cay?

Start with Windjammer Park's sandy beach and summer ski shows, the 27-hole Tega Cay Golf Club, the marina's fuel dock and ship's store, and Pitcairn Park for launching a boat. The calendar fills with the U.S. of Cay July boat parade, the spring Best Dam Food Festival, Music in the Park concerts and Christmas in Tega Cay.

Is Tega Cay in North Carolina or South Carolina?

South Carolina, in York County, on a peninsula jutting into Lake Wylie about nineteen miles south of Uptown Charlotte. The state line runs through the lake, so North Carolina rules start across the water in Mecklenburg and Gaston counties, and property tax, permits and closing procedure differ by shore.
